ELV Associates, on behalf of its investors, is engaged in acquiring, and occasionally developing, high quality, well-located commercial and residential properties in the Eastern United States and actively managing the assets to produce consistent cash flow and long term capital appreciation. Capital preservation is paramount to all investments, demanding sensitivity to quality and pricing. A total return of 15-20% is the blended objective of all investments with the allocation between income and appreciation varying by property. Prudent use of leverage is applied where attractive.
The firm is primarily focused on middle-market commercial properties in the greater metropolitan areas of Boston, Massachusetts, Washington D.C., Atlanta, Georgia, with a typical transaction size of $10 million to $50 million. Our investment strategy emphasizes a balanced portfolio approach which diversifies its activities between (i) value-added assets consisting of immediate income and near-term value enhancement (typically through re-tenanting, repositioning and renovation), and (ii) selective development opportunities offering higher risk/return characteristics. In both cases value is created and added through the active management of ELV personnel local to each holding.
